Our management services exclusively to Cooperative, Townhouse, and Condominium Associations
throughout the greater Minneapolis/St. Paul metropolitan area. The ACT Management staff consists of
twenty employees including on-site managers, property supervisors, accounting staff and office personnel.
Our property supervisors have a combined experience totaling over 75 years. The Accounting department
provides associations with the timely financial reporting and analysis tools required for making sound
decisions for their development and growth, including reserve schedules which start associations in the
right direction for funding as required by FHA. Our office staff is both extremely competent and always
obliging to our clients' needs.
Your association information is kept confidential to each association, including individual
accounting and banking, with no commingling of funds. ACT currently manages 49
Associations throughout the Twin Cities area ranging in size from 6 to 352 units with annual
budgets from $22,000 to over $880,000. ACT is also not limited in the type or age of
associations managed, having managed conversions from the developer to homeowner
Boards of Directors and conversions from rental to individual private condominium
homeowners. Our direct involvement with associations may be on a monthly, bi-monthly or
quarterly meeting basis as the needs of each association dictate.
Major Projects begin with the development of specifications by ACT Management, Inc. which are approved
by the Association Board of Directors. Contract proposals are secured and submitted to the Board for
selection of the vendor. ACT property supervisors coordinate project scheduling with contractors and make
routine on-site inspections during and upon completion to ensure quality work and report changes or
deviations and problems to the Association Board of Directors before final approval is made.
