Our Services

Renter Locator Service: (Fee $= one months rent)

• Provide a Rental Market Analysis for your property to determine the Rent Potential for your Property.

• List your property for Rent, using the latest advertising angles. Internet, Signage, etc.

• Renter consultations & prescreen interested parties prior to scheduling showings.

• We do the Showings and Background Checks on all potential tenants and provides information to you.

• Marketing and regular updates provided.

• Lease paperwork and move in inspection assistance.

*Property Management; Privately Owned: (Fee please read below)

• Collect Monthly rent and mail or deposit into your account after the tenant’s check has cleared minus the $125.00 management fee and all other fees/invoices that were paid.

• Handling of lease agreements and walk-through (move-in and move-out) with renter. Copies of all paperwork provided to owner. • Semi-annual walk through of the rental unit to assure there are no maintenance issues or concerns.

• Taking and Handling all calls from Tenants regarding issues with property. Note a 10% *handling fee is charged to the owner on issues needing repair, replacement getting quotes, bids etc; (i.e. Furnace, appliance repairs, replacement) *Owners can avoid the 10% handling fee if they submit a Vendor List.

• Filing of UD/Evictions as well as court scheduling if necessary for late/nonpayment of rent.  Payment of filing fees and monthly management fees must be paid in advance for ACT Management Inc. to expedite this process.

• At lease renewal the cost to secure a new renter is 90% of one month’s rent. If current renter renews the lease, ACT Management Inc. retains a 50% renter retention fee. • ACT Management Inc. is not liable for unpaid rent, unpaid utility bills and/or damages to the property.

• Third party background checks are completed on all applications. Owner will review and be responsible for final approval of applicants.
